Attractive, New, but Orphaned Melrose Condo

Strange thing, this new condominium development at what I think is 326 Melrose Street: nobody seems to know anything about it, but it continues to be listed on Trulia, with several units from 299-399K. The link to the Prudential site still doesn’t work after several weeks. The agent we contacted claims the property has been sold, which seems wrong considering it can’t possibly have a certificate of occupancy yet.

What’s the deal with this place?

    Sure, I get it. But what is the big deal? If anything this “listing” as you keep calling it will generate awareness and interest in your condo that I assume you want to sell. It should please you the hits on Trulia for your condo more than tripled in the last day according to their stats because of the link this website provided.

    I was frustrated with my experience with your agency. I used the contact link on the Prudential Elliman site, and was referred to a gentleman who informed me via email that “After much time of researching I learned that the property that you inquired about is sold and we had to update our website. Since you’re searching, what can I do to help you?” When I responded that I doubted it was sold because there was still scaffolding up and the condos were not even completed, I never got a response. The Trulia links to your website don’t work, and there is no other site that I know of where I could find out about this place. This website is a place where people who are interested in real estate and rentals can come to find out more about new developments and opportunities in their neighborhood. To stifle that rather than embrace it and collaborate with it seems like a bad business idea.

    bad business idea is having a web site speak ill of you and your co workers. please update your knowledge on the rules for advertising in real estate and copyright laws that concern real estate.

    jessica i don’t know who you spoke to but my main goal is to make sure that all of my clients recieve top service. when you rely on third rate web sites to find information that is incorrect that is what you’ll recieve; third rate service.

    now i have already given out my number for any one interested in the new developments on 326 melrose.
    so if you are so called interested on one of the units. then you have my number.

    again the owners of this site need to remove this exclusive listing. someone from our management office will be contacting you concerning this matter.

    janet, where in the original post did anybody speak ill of anything? it just reported the fact that the listing is on trulia, the links don’t work to PDE, and that when somebody called the listing agent office they were informed the property was sold out. the title even says the building is ‘attractive.’ if that’s how one speaks ill of things, you gotta check out the drubbing the ugly buildings take on this site!

    if you don’t like how your office looks because of this, well, you shouldn’t. professionalism probably ought to extend to the way you comport yourself, don’t you think? and NOW we’re speaking ill. oh, how we shall speak ill!

    I first relied on the Prudential website, but I wasn’t getting ANY service. The agent failed to reply to my inquiry.

    NOW I have the information I need, thanks to this post alerting you to the fact that some people interested in your building were having trouble finding information on it.

    I want to apologize for using the word “dumb.” I was frustrated with the poor customer service I received and that the agent I communicated with could not even find as much let alone more info on the condo as I already had. Still, dumb does not describe the person, I am sure, just the way in which they dealt with the inquiry.

    i must apologize for that agent…i can understand.. when you don’t get the service you deserve then it can get fustrating. now if you still have the agents name you can call 1800-355-4626 and file a complaint against this agent. We at prudential douglas elliman care about all of our clients needs and you should not have been given false information. if you are still interested in. this new developement i can e-mail you all the information on it and send you as well; specs on what the finished product will look like.

    All good real estate agent comply with their code of ethics and are members of the real estate association.

    again for the owners of this web-site permission needs to be given in order for you to publish or even blog a listing. no pictures published as exculsive listings may be used by anyone without proper consent. you are not dealing with the media.

    You really need to brush up on your rules and regulations. Simply being a realtor doesn’t mean you know anything. In fact, it’s just a nominal yearly fee that you pay in order to put the logo on your business card. That said, no one who running this website is a member of the board of realtors, therefore your complaints won’t get anyone thrown off the board.

    With regard to your filing a complaint with the state, again this was not an advert, nor was it slanderous. You are the one who should seek legal council, as I’m sure the owners of this property will be contacting theirs.

    Wow, I am blown away that an agent would not want people talking about their listing on a blog where people are talking about and learning about new developments in Bushwick. In the 21st century, we learn and buy things through word of mouth.

    Janet, I think you’d be better off saying thank you to these folks instead of continuing to antagonize them. And then it seems that you think they are a realtor, but they are fairly clearly not.

    And I don’t understand why you are so upset? If you are the exclusive agent, then how can someone go around you? Don’t you have an agreement with the developer?

    I am someone who is developing low cost condos in Bushwick right now, and I hope people talk about them on this web site when they are ready.

    It’s all over the internet now - and not in a good way…and it’s all her own fault. She did this to herself. The Gothamist picked it up, it’s in the Daily News Search results, nymag.com, everywhere.

    Why in the world would ANYONE, who wants to make money, and to make money works on a comission when something they list sells, would want a BLOG site in the neighborhood she is selling not to have people “talking about HER listing”? I don’t get it. This page originally would only have brought her MONEY as people interested in the area read this site…..but instead, she made a complete fool out herself?

    What she says is true….another BROKER can not advertise her listing without her permission….but this site isn’t another BROKER! This is a NEIGHBORHOOD BLOG, discussing the neighborhood…..
    Instead of a favorable page, and free publicity, and getting people talking about her listing, which in turn may have had people contact her to see it….instead, through her own foolishness, yes, is talking about her, but that’s certainly not the way I would want to be looked at! What a fool.

    The developer on this page said it best….If I had a property to sell in Bushwick, I certainly would want people talking about it….. Too bad, she did her clients a diservive by instead of free publicity, instead, the realtor and the condo are the laughing stocks of Bushwick.

    Most people know that when you make posts on a website, the IP address is trackable….meaning the webmaster can tell if the same person is making posts, even if using different names.
    But even forgetting that….for the future, if you ever find yourself in a situation like this again - even forgetting that the IP numbers would be the same….wouldn’t it make more sense to wait more than a minute between your “multiple name” posts?

    From one real estate broker to another - Ridiculous.

    In our industry, yes it’s true people will go around you and do a deal direct, but if you’re the exclusive broker, and you have a paper trail, you can let them do their deal and then sue the appropriate party for your commission, or just threaten to sue before it closes - and get paid.

    What you’ve written is simply not true. The FIRST AMMENDMENT allows people to talk about whatever they want, take pictures from the street, post them on the internet - all of it.

    And as far as copyright - it’s not like we’re talking about a Beatles’ song used to sell hotdogs. We’re talking about a building.

    Get a grip, shut up and move on. Hopefully whoever you deal with will forgive you if they get wind of your idiotic antics this summer.

    The sad thing is that the original post on this only brought attention to the building, and the project, and even called the building “attractive”. The only thing that would have been said here would only have been positive for the broker…as it would have gotten people talking about the listing…which is what any realtor would want, the most exposure possible, and this would have been all free.

    If the listing broker would have come here and said, Hi my name is Janet, and I am representing this great condo project, please call me if you have any questions, or need information, she would have been warmly welcomed.

    But instead, she came here like a Doberman in attack mode, and spouting off crap. First off, this is not a real estate site. It’s a blog of a neighborhood, and is not affiliated with any real estate except for some that may PAY for a ad. This is not an ad, the original post, from what I can determine, only asked if anyone know “what’s the deal” with this property. And then the listing broker comes here in attack dog mode, spouts off rules that ONLY effect OTHER brokers…. She is correct, ONLY the listing broker can advertise a listing….not other BROKER can “advertise” a listing….. but this site is NOT a real estate broker site, it’s a neighborhood site talking about neighborhood topics. Things for sale are neighborhood topics.

    Sorry Janet, I feel for you, as your high horse attack dog behavior got you into this mess. Only you are to blame. You took something that could have ONLY benefited you, and instead destroyed it into something that makes you unfortunately look TOTALLY unprofessional and like a fool.

As I wrote before, yu will someday see your exclusives (if you ever get another) listed on some loser broker’s web page. Even THEN, there’s not much you can do about it.
