Bushwick Apartment Roundup 6/25/08

$2050 — 1br: Ah, one man’s disaster can be another’s dream: The L Lofts, for whatever reason, seem not to be selling. So now they’re looking to rent them out at a hefty rate — but these places are pristine, immaculate, perfect. And huge. I can’t tell if the roof deck is private or public, or what floor this is on. The train is essentially in the basement on this building, so it’s quite convenient — not to mention the wine store a block away.

$1350 — 2br rr: Nice, non-hideous renovation job here — the place looks huge and bright. It’s across from the handball courts so the view is… entertaining, for some. But don’t worry, it’s “safe.”

$1200 — 2br rr: A few sweet details brighten up an otherwise boringly standard apartment. Nice arch, cool bay-front windows, okay laminate floors. Close to everything and cheap!

$1650 — 2br rr: To be an entire 1 minute on the L train closer to Union Square, you get to pay $300-$400 more than you would pay south of Flushing. Well, I suppose you’re really paying for having a 30-second walk to the station. There’s also all the convenience of being near the “downtown” Morgan area. Apartment is standard railroad.

$3000 — 3br: This certainly seems ahead of it’s time, down at the end of the world at Pilling Street. That’s cool, it’s an all-glass penthouse with 2.5 baths steps from both the L and the J. Great for exhibitionists — the Houses can see right in at night!

this might be the apt that has the living room window facing a parking garage being put adjacent to the building. the metal skeleton garage hovers over this floor. great view

Hey! I know exactly why the L lofts are not selling. For some reason, the developers decided to destroy the view of most of their condos by building a huge garage/car closet three feet from all the windows. Is parking really that important to New Yorkers? Then there is the embarrassing decor in the common areas (”kooky” artwork, garish wall colors, horrifically late 90’s light fixtures). The part that was impressive was the abundance of outdoor space. Most or all of the units have HUGE terraces, most of which are directly off of the apartments themselves, and for the ones with no direct access, they get large portions of the roof, or the terraces on the higher floors accessible from the hallways. Layouts were pretty ok too. Wine fridges in all the kitchens, which for me is an embarrassing nightmare, but for some may mean “we have arrived.”

A slight correction - the units are selling but they are just not sold out yet. There is a total of 15 units in the building and if I’m not mistaken 5 are still for sale. My floor is completely occupied now.
Yes, I don’t have any idea why they chose to build the garage right there. And I know the artwork in the common areas isn’t the best but as long as it’s not in my unit I don’t mind. Not sure why but a couple neighbors said their kitchens have cabinets, but no drawers?! Also, yes the roof is accessible and the view is great!! There were a couple issues when I moved in such as a couple outlets not working and a slight leak under the sink but they were good about fixing that quickly. Overall it’s been great so far.

Looks like Jeremy is right on target with the pricing of the Morgan 2br rr - I know a guy with what looks to be an identical apartment but one block south of Flushing on Knickerbocker. He pays $1300 per month but he is a fast walker!

the 2br railroad on Troutman & Wilson is in my building! the handball courts are a little annoying when people are really loud at 2am, but otherwise are nice to look at. nice people in the building, though.
