Coming Soon: The Wyckoff Exchange

I have been thinking that the Northern part of Wyckoff Avenue, with several vacant storefronts and underutilized warehouses, would be the perfect little hipster-yuppie “main street,” if only a few more atmosphere-contributing businesses could open. Several large residential lofts exist within a one-block radius, not to mention the thousands of Bushwick newbies that have moved into all the unglamorous standard apartments in the area over the past year. Northeast Kingdom and the Wyckoff-Starr anchor the block — of course, they’re both owned by the same people. One new storefront has recently been beautifully renovated, but it’s still not certain what is going in that space.

Why won’t someone with a clue buy the big, empty brick warehouse on the interior of the block? Chill out, someone has. And they plan on creating up to five storefronts, with the renovations inside and out to be designed by an architect “practically pro bono,” attracted to the project for its uniqueness.

This weekend I met with David Krieger of the Brooklyn Atlantic Real Estate Co. to talk about it. He and his team are working with the owner to find a “sustainable” mix of tenants, so we won’t just end up with whatever will pay the highest rent.

“It’s nice working with a group that has such a local ear to the ground and favors an organic approach to growth and development — as do we,” says Krieger. “We’re a different kind of brokerage wherein we are fluent in the arts scene, neighborhood nuances and many of the old industrial loft spaces that keep the place humming at a grassroots level.”

As our “kanoa” hinted last week, the spaces would be something like an organic-food/health/yoga-ish place, a neighborhood bar, and at one end of the building, what is now a small front-oriented loading bay will likely be an outdoor seating area for a restaurant. If there is room and interest, other complimentary retail and even offices could be added to the mix. The building is massive — it covers a full 100×100 lot — so there is plenty of room for whatever kind of business wants a piece.

Brooklyn Atlantic is involved in several projects in Bushwick, including the abominable 76 Jefferson, which they have been brought on board to “fix.” David assures me we’ll be the first to know once they begin signing tenants at the Wyckoff Exchange. And sorry, there is not yet any real rendering of the project available until tenants are signed and more is known about the final use. If you’re interested, call David at 718-306-9719.

    I heard an interesting rumor of someone doing some kind of store collective on knickerbocker totaling like 20 stores.
    Is this neighborhood taking off or what?
