Fleeing Bed-Stuy for Bushwick?


A charming North Stuy street.

Hey this is interesting: an investor I know who owns buildings all around Brooklyn, including one in Bushwick, is dumping his Stuyvesant Heights brownstone to buy something else in Bushwick. Not to shit on Bed-Stuy — frankly, it would just be one more turd on a big pile. Ah, fuck it.

Sorry, Petra, but your hood blows. It’s far from the city on public transportation, it’s even more bombed out than Bushwick, and has a gazillion units of projects. Sure, there are some tree-lined, beautiful streets, and this house is on one of those. But that section needs to really work on seceding from the mental picture of “Bed-Stuy,” because it’s not doing them any good.

Whenever I do an apartment roundup, I notice all kinds of Bed-Stuy apartments listed as Bushwick. Even aptsandlofts.com listed their 1060 Putnam condo, which is very nice, as Bushwick — but it ain’t. So sorry.

The bell tolls for Pig-Stuy — it’s overpriced, it’s menacing, and it’s just plain stank. As Bushwick becomes more and more acceptable in polite circles, the market is correcting away from our neighbors across Broadway.

    bed stuy’s too big to say the whole thing blows. it’s a strange time for that neighborhood, there appear to be lots of people buying there who would never have considered it, say, a year ago. but still it has a real stigma which is not wholly unfounded.

    and i betcha you will find even more apt listings that are actually in bed stuy but call themselves “Clinton Hill” on the west side of BS.

    now my question is, how come Jeremy’s so hard on these apts that try to sneak across the border, but he considers the area north of flushing Bushwick?

    Wow, really?

    Because almost everyone else considers the area north of Flushing to be Bushwick, and it’s more Bushwick than Williamsburg, and it’s not like it has a separate neighborhood identity since it has for most of history been uninhabited. Bed-Stuy is a different neighborhood with its own character, and that’s impossible to miss once you cross Broadway.

    Anyway, it’s not so much being hard on them as being amused. I’m thrilled that Bushwick is suddenly considered more attractive than Bed-Stuy.

    those are some nice original details in your friend’s house. a quick check shows he is looking for $160k in a 20 month flip. i would call that a nice profit :) but i’m not sure i buy this as an example of fleeing bed-stuy. your friend is an investor; he is looking for the next big margin. and according to him the opportunity is greater in bushwick. sounds good to me :) but where does he actually live?

    Bed Stuy has tons of blocks lines with beautiful old brownstones. The hood is diverse and has a great neighborhood feel, too. Maybe it’s not for some, but there are plenty who really love it.

    he is a nice guy, but there is no way he will get in the 8’s for this, not one of the more distinguished pieces on decatur,mid-upper 700s perhaps hard to finance those 3 families..

    I think both neighborhoods in discussion are total shit compared to Ridgewood, where you can get rice&beans, polish stuffed cabbage, AND a “bosnia burger” cooked by a mexican. All within short walking distance. In addition we have our own dirty book store, and a once-glorious crumbling seedy cut-rate movie theater.

    Seriously though, KREDENS polish restaurant on Fresh Pond Road makes some mean pork!

    We’re all humbled by the plain fact that Ridgewood, despite a mild transportation problem, is pretty fabulous.

    Well what’s great about Ridgewood is that it is “ahead” of both Bushwick and Bed-Stuy simply because it never got bad in the 70’s and 80’s. Ridgewood remained relatively strong right through the 60’s, 70’s, and 80’s. Sure there was a time when there was a hint in that era that it could “go either way”, but all through it, Ridgewood never fell. Bushwick and Bed-Stuy both had fallen….big time. In Ridgewood, there’s nothing to “recover from”.

    But that all being said, both Bushwick and Bed-Stuy have both come a long way, and both appear to finally have a bright future.

    it’s crazy when u r going down myrtle by the wycoff, and its goes ghetto,ghetto then you pass that station and all of a sudden its this beautiful myrtle ridgewood thoroughfare not hating on bushwick but as chris ridgewood never went the “slaughtering chickens” on myrtle route..

    I grew up in Bushwick and still be around there since I own a few houses. But if you live in a Bed Stuy Brownsone, you can’t compare it to living in a Bushwick house. There’s nothing like Brownstone living and you can ask your friend that. Most blocks in Stuyvesant Heights are beautiful (Decatur, Macdonough, Macon, Bainbridge, Hanckock, Jefferson), they are all tree lined Brownsone Blocks that have caring owners. I’m by far not shitting on Bushwick, but I don’t see no houses going for that price in Bushwick. Only a Brownstone with details can demand that price in a decent neighborhood. Ask your friend to make a trade with me, we probably have similar mortgages and I have 3 houses on the Montrose Stop L train. Lets make a deal………………………
