
This week I took the search down to $1000, for any size apartment. Most of what came up were Bedford-Stuyvesant apartments just over Broadway labeled as “Bushwick.” I had to up it to $1100 to bring up any remotely decent Bushwick homes that weren’t either already on last week’s roundup or just a bedroom in someone else’s apartment.
$1050 — 1br: The interesting shape of the rooms in this bright apartment, along with its location, let me assume they are in a distinctive row of tall brick townhouses in an area of town that was once the epicenter of the Nawubian black-Jewish/Muslim sect, close to transportation and necessities shopping. Wood floors, many windows, and the recessed radiators below deep windowsills — perfect for plants — add to the charm. No, it’s not “luxury,” but so often those are soulless spaces sandwiched in blank drywall anyway. And it’s on a higher floor.

$1050 — 1br: A pretty apartment with wood floors, nice kitchen, great light, and very cool whimsical arches. The location is not much, rough toward Knickerbocker, nice toward Irving — you’ll have to see for youself where exactly this lies.

$1099 — 2br rr: When I say “remotely decent,” I’m thinking of this one. The kitchen isn’t very inspiring, the floors are hideous stick-down vinyl, and everything just looks very cruddy in general, though I see construction materials in the photos. But the wood floors in the bedrooms are nice and the location is very good, near food and coffee options, the subway, and the park. You could whip this into shape with your own good taste.

$1100 — 1br: The ad claims this apartment can be shared, but it doesn’t say how, unless they intend one tenant to crash on the couch. But the renovation is decent, better than some I have seen, and seems generally clean. The location is physically lovely, and though not hopping, is quick walking distance to the train, a cafe, and a music venue.

$1100 — studio: This one’s okay, on a great block near art, shopping, and the subway hub, but sorta cruddy inside. But with a coat of paint of one color, maybe two, this place’s imperfections will melt away, leaving a nice open space with great light.

Is it a sign of Bushwick’s gentrification that Bed Stuy wants to be labeled Bushwick?

Even places in lovely Stuyvesant Heights label themselves as Bushwick, and are always cheaper by around 10% — and nicer! I don’t think it’s gentrification (at least using the term in any meaningful sense), so much as the simple popularity and transportation convenience of Bushwick among young people. Bed-Stuy is for older yuppies with money for a brownstone.
