Bushwick Apartment Roundup 10/14/09

This week we went down the length of Broadway to find what look like the cheapest deals, all one-bedrooms. Broadway is the origin and border of Bushwick — the elevated railway brought developers and residents to the sparsely inhabited farming town in the 1880s, setting off a residential boom that saw the neighborhood built out in a matter of a few decades. After serious looting and fires in the late ’70s and early ’80s destroyed much of its building stock and shuttered the formerly booming retail area, it has been a slow ascent back to a semblance of its glory days. Today, Broadway is full of food markets and chain stores, and hosts a strip of appliance repair stores, among which a few new businesses are popping up to serve newer residents.

$1000 — 1br: They seem to want to describe this as a junior one-bedroom, but I think the bedroom is just small — for sure the whole apartment is small at only 300sqft. However, everything inside is extremely well done, including a lovely kitchenette and an attractive bathroom, light-colored wood floors, and tall, thin windows to give the look of height. The area is not much, but the price is right for such a nice little space and it’s only a 2-3 mins more on the train.

$1250 — 1br: Love the light and width of this one-bedroom by Flushing. All of upper Broadway’s delights are within a few feet and the LES is 20 minutes from your front door.

$1190 — 1br: This landlord took some care to add some historic-looking touches to a property that was probably a depressing dump and now looks quite warm and cozy. Goodbye Blue Monday and Athom Café are right downstairs and the train is a few feet away.

$1099 — 1br: Now we’re getting inexpensive, but then it is down by Gates. Anyway, it’s big, bright, well-kept, and has four closets.

    Suggesting a thousand dollars for a 300 square foot one bedroom near chauncey is a good deal?

    It’s people like you who suggest that that should somehow be acceptable that are the reason rents are spiraling out of control in not only Bushwick, but all across the city.

    You are so out of touch I’m surprised you didn’t mention how you’re close the L train at broadway junction. 5 minute walk!

    P.S. Your last listing isn’t even on broadway.

    As a landlord, I can say it is people like you, Ryan, driving down rents that are making it so difficult for me to pay my mortgage. Aren’t you worried about the foreclosure problem in America? As a fellow Bushwickian,and small businessman, can I not get a little love from guys like you?

    Rents should be driven down, people should not have to pay a thousand dollars a month for a 300 square foot studio/”jr” one bedroom off the fucking CHAUNCEY stop on the J. Get real.

    From the ad it sounds like a condo, something that doesn’t belong anywhere near Bushwick anyway. But I’m not sure. I live a stop away from Chauncey so I’ll take a ride over there soon and see what the building is like. Regardless of what it is anyone charging that kind of insane rent in that area is a greedy greedy person.

    Anyone who rents that place is a retard, a sucker, or a new transplant. But if you want to pay $1000 a month to live in a 300 square foot shoebox on Chauncey cause your appliances are oh so new and there’s a laundry room in the building (there’s a fucking laundromat right on that block, RIGHT on broadway) then by all means. Go ahead!

    i fail to see how this was ever jeremy’s fault. if you want a beef with somebody, have it with the guy who rents the place and doesn’t mind paying 1000 bucks for 300 square feet. better yet, buy a place and charge whatever you want for rent. cuz all landlords just *make up* however much rent they want to charge, there’s never a basis in reality for rent prices, ever. it’s all whimsy right?

    and you don’t think laundry in the building is a plus? glutton for punishment!

    What makes you (Ryan) think that tenants are so stupid that they will pay inflated rents. There are tons of available apartments all over Bushwick and even a “new transplant” could check out a few place on Craig’s List to see if he/she was getting ripped-off. If the 300SF place is over priced, it will sit empty until the landlord reduces the rent. Rents are down all over the neighborhood due to over supply and a fairly transparent marketplace. Landlords don’t set rents the market (i.e. tenants) do.
