Back in October we learned about 38 Wilson Avenue, a new condo being built in the neighborhood. The project is finally nearing completion, and development manager/designer Ari Heckman has done a fabulous job picking fixtures and finishes throughout the development.

The starting price from October to now has dropped a full $40,000. “We are adjusting to the realities of the market,” said Heckman. “We want buyers to recognize that they are getting value, especially in this environment.”
Fortunately, the price cuts have attracted serious interest. The project begins marketing April 1, but they already have 10 interested buyers, “just from word-of-mouth and BushwickBK ads!”
But will these buyers even be able to get financing? “Sure, first-time home buyers can finance 96.5%, plus you can get an $8,000 tax credit from the stimulus. It’s literally cheaper than renting, and you need little to no money down,” said Heckman.
When it’s done, you can stop by and check out the model gallery filled with the work of over a dozen Bushwick-based artists, ranging from painting to neon sculpture to custom furniture and lighting.
Units at 38 Wilson start at $279,000. They will be ready for move-in by late April.

Damn… that model apartment looks pretty sick. It’s almost over the top for Bushwick. The art looks pretty cool.

If those numbers are right, you could get the cheapest unit for $1765 down…isnt that how we got into this “reality”?

i have never ever heard of a condo allowing 96% financing. thats crazy. what are the maintenance payments? why is there no info on the website? like floor plans or amenities?

Nice, if it was located in the Jefferson or the Dekalb Ave stop I will definitely put a down payment. I don’t know about 38 Wilson.

Mike: Yes. Rod: It’s 38 Wilson Avenue, not 38 Wilson L Stop. It’s closest to Morgan.

The 96.5% financing is for FHA approved buildings, which I guess this building is. Looks like you could put $1500 down and RENT out your unit for more than you are paying per month for your mortgage…

I went to the building today. The apartments seem really nice for the money!! I figured they were going to be tiny but they seem to be nice sized 1 beds…
The sales people are Apts and Loft, who do a ton of Billyburg stuff. They said the model apartment will be open for viewing next week and a sales office to follow. Sounds like they are really opening up first week in April.

Forget about 11PM…just take a walk at 5PM from the closest subway stop: all empty storefronts and autobody shops..akin to Mad max streetscapes. I’m sure it’ll turn into Bedford Ave, just give it 30 years.
