$1295 — 1br: Good price and you’ll be right in the thick of “cool” Bushwick. Walking distance to everything fun and interesting and delicious and caffeinating, and right near the train. Inside the apartment is a whopping 900sqft and looks beautiful (though no shots of the kitchen or bathroom, which must be the parts still under renovation) with wood floors, original moldings and (nonworking) fireplace.
Jefferson St. and Irving | street view | Jefferson L
$775 — studio: Do you really care what a $775 studio looks like? Just rent it. It actually happens to look fine, and this is a pretty convenient location for shopping and transportation. I have a feeling this is on the technically Bed-Stuy side of Broadway but yours will be a Bushwick life.
Willoughby and Broadway | street view | Myrtle JM
$1500 — 3br: The location isn’t exactly hopping, but it’s an attractive and stable part of the neighborhood. Looks good inside, wood floors, updated kitchen, “high celings,” and “has an actual living room.”
PETS OK | Putnam and Irving | street view | Myrtle-Wyckoff LM
$1350 — 2br rr: Not bad inside, looks pretty decently updated and good location with amenities nearby, close to the M and a quick walk to the L.
PETS OK | Stockholm and Wilson | street view | Knickerbocker M/DeKalb L
$1450 — loft: 700sqft is a good size, and though it’s not “raw” you’re allowed to build anything you like inside. Near everything bustling Broadway has to offer and very close to the train.

It’s really ridiculous that you call a $1300 dollar a month one bedroom in bushwick a “good price”. You can get a two bedroom for that in Harlem.

I’m confused with the top apartment listing. In the landlord’s ad the map links to Jefferson Ave and Irving Ave. But when you click on your map link it takes you to Jefferson St. and Irving Ave. I’m not from the area, but it looks like that would make a difference. Just curious.
Jeremy Sapienza January 7th, 2009 at 1:58 pm
They mentioned the Jefferson L stop, so he meant Street. Google just defaults to Avenue if you don’t specify (for some reason). Sorry about that confusion.
Ryan, I don’t make the prices, this is a standard price for this product in this location. And from a quick look on craigslist, no, you cannot get a $1300 2br in Harlem. And even if you could, so what. Harlem sucks.
ricmac01 January 7th, 2009 at 2:48 pm
Plus, this listing states 900 SQUARE FEET which would be big for even a two bedroom.

I have a 1500 SF two bedroom with a garage.

Harlem sucks? Sorry how is bushwick in any way superior? I think you’re taking your shit hole far too seriously. Bushwick is fun and all but it’s nothing to write home about, a neighborhood of grinding poverty and crime. Harlem isn’t anything to write home about either but at least it’s in manhattan and has nice housing stock. Bushwick has nothing, it’s a disgustingly filthy neighborhood populated by idiots like you from out of town who are willing to pay $1300 dollars a month for a one bedroom on fucking jefferson. Sorry but that’s way too expensive for bushwick. Greedy landlords and developers and the idiots who are willing to pay their prices contribute to bushwicks rampant gentrification. Not the “hipsters” you so lovingly make fun of on this blog.

Ryan,
This is a site for people who like and are trying to improve Bushwick. Many of us are real estate owners.
So, please fuck off. I’m sure many here concur.
Thanks.

It’s a two-fucking-bedroom people.
Anything above 14th street gives me nosebleeds.
Ryan January 8th, 2009 at 9:08 am
Anyone who takes a neighborhood they didn’t grow up in this seriously is a fool. None of you guys are from Bushwick. Just stop.
Jeremy Sapienza January 8th, 2009 at 9:09 am
The point, Ryan, is that many people prefer Bushwick because it is closer and for many other reasons over Harlem, and in addition it is cheaper by HALF.
If anyone is taking a neighborhood seriously, it’s you — you seem to have been enraged by my quick dismissal of your beloved Harlem. You’re the one bitching and moaning about a fact of life that I have simply reported here, which is that $1300 for a nice 900sqft one-bedroom in the part of Bushwick people like the most is a prevailing price.
Chill out. It’s just an apartment.
Dresden January 8th, 2009 at 10:59 am
Should I take the neighborhood I DID grow up in seriously?
And I doubt the crime stats would show Harlem preferable to Bushwick. Doubt it.
chillinoncentral January 8th, 2009 at 2:03 pm
Ryan, I’ve been in Bushwick for the most part since the early 60’s when many Puerto Ricans immigrated here and joined the high number of Italian and German folks… and soon I’m going to own my own home in my neighborhood of choice… Bushwick. The ‘Wick, with so many recent and forthcoming additions, has never looked better and certainly doesn’t deserve your trashing. It is bustling with newcomers and plenty of room is being created with new housing and condos, including inexpensive loft that are being converted from cleaned out factories. All kinds of businesses are popping up and The ‘Wick is finally exiting from the blackout/riot/looting darkness of years ago… and this is only the beginning. Crime rates have dropped dramatically from the 1990’s and the quality of life and lifestyles are now more comfortable. I don’t take my neighborhood so seriously, but it’s aggravating to read someone’s unnecessary trashing of such a nice area. No reason for it.

You cannot get a two bedroom in Harlem for $1300. That is a lie. Two years ago, a three-room fifth floor walkup (400 sq feet) in Harlem would be $1900 plus a broker fee. Not to mention Bushwick has changed and we love it.
Dresden January 9th, 2009 at 12:15 pm
Yeah, really love it. Bushwick is getting some flavor. Lol.
Jimmy Legs January 9th, 2009 at 3:05 pm
i cannot believe someone actually dusted off the “at least it’s in manhattan” defense. wow.
Dresden January 10th, 2009 at 1:45 am
Know what else is in Manhattan? The Upper East Side!
