
988 Willoughby is really an indication of how house prices have gone up on the north side of Myrtle — this property is tiny and single-family, but carries a not outrageous but still hefty price tag, as compared to any of the houses for sale right now south of Myrtle. Sadly, I think this might be a tear-down price — but does it have to be? This block has a diverse range of architecture, from large tenements to sweet little set-back houses like this one. From the few interior photos, it seems to be reasonably well-maintained. And it’s certainly convenient to both transportation and walking distance to all that’s new and cool in Bushwick. Still a far better value by the square foot than some boring white box condo.

Just because they’re asking $549,000 doesn’t mean they’ll get it. Actual sale (not list) prices are at least 20 percent down from January. If a two-family was $600,000 in 2006, it was $540,000 in January, and now it’s in the mid to high $400,000s. Also, the only difference I’ve seen in asking prices North vs. South of Myrtle is that asking prices south are MUCH higher. I’ve wondered about that. I personally would find a place North of Myrtle more convenient. Also, this place is pretty far West, not on the L line, and looks frightfully narrow with only two windows and not three across. Shouldn’t that make it less desirable, regardless of the asking price?

ah, i knew there was something off there! my own house is 17 ft wide and often feels too narrow. however, not being near the L train is a plus for me :)

Now that I look closer, 12 feet wide might be a slight exaggeration. Might be nine.
