
Just when you thought Bushwick’s architectural prospects were in the dumps, based on the recent series of yucky conversions and new construction condos in the neighborhood, a cutting edge team of designers and investors comes to save the day — and Troutman Street — from mediocrity. Thread Collective, a Bushwick-based architecture and development firm, is about to break ground at 225 Troutman on a truly modern, well-designed condominium.
Gita Nandan of Thread Collective told me that the building will be Bushwick’s first LEED-certified building, utilizing all the latest advancements in energy efficiency, including solar panels. Other green features are better indoor air quality, high usage of recycled materials, “gray water” retention for yard irrigation, and composting facilities on-site.
But nothing is sacrificed in the name of efficiency: each unit will have its own outdoor space, large windows, and luxurious appointments. Even the location is enviable: they’ll be across the street from Jane’s bar!
Five of the units will be for sale — two are reserved for Gita herself and a co-investor — from about $300,000-$500,000, including a studio, one-bedrooms, a floor-through two-bedroom, and a penthouse duplex two-bedroom.
Construction is planned to take 18 months beginning in September or October, so these should be ready by 2010.

Are these prices going to be updated to reflect the market in 2010? When will they start putting them up for sale?

2010, excellent! Just in time for when no one in Brooklyn has any money left to spend on a mortgage for an apartment. It’s a good thing the apartments are self-sustaining, because there sure won’t be any renters, or buyers, to sustain them!

Except that every month more and more young professionals move into the neighborhood immediately surrounding this development. Seriously Greenspan, on the first of July please investigate your claims by walking around Bushwick, and I can almost guarantee you will see numerous hipsters unloading their things into the neighborhood.
