$1350 — loft: Say what you will about the Opera House Lofts and its allegedly sub-par advertised amenities, but this is a nice loft for this price. Cool tin ceilings, some brick, good light, wood floors. Central a/c!

$2000 — 2br: Expensive, I know, but as the agent says, “if you’re gonna do Bushwick, do it right.” Frosted glass walls let light into the rest of the apartment. All the delights of Knickerbocker Avenue are downstairs for your enjoyment.

$1200 — 2br: A decent apartment for a great price. Neighborhood is okay, if slightly transportationally challenged.

the troop apt has glass transoms over the doors, i always wanted those.
on linden st, remember that there’s a 50% chance the back yard is truncated because the center strip of the inner block is part of that property that used to be a horse riding academy thing. the stained glass over the windows makes me think this is one of the terra cotta houses on the short-yard side.

That’s funny that you mention you don’t care for the agency in the second posting… you’d think a realtor would know it’s called an “eat-in” kitchen, not an Eating kitchen. What the hell is an Eating Kitchen? Am I wrong?

I was warned by a couple friends about King David realty – they have a pretty good scam going. My friend paid a one month fee on her apt ($1200), but not only are they the realtors, they also own the building under another name. It’s pretty shady to have your tenants pay you to find an apt in a building you own. And there are always problems with the building – 10 days without heat this winter, the upstairs leaking toilet into her apt – which they didn’t fix for 3 days, the bathroom ceiling caving in (from the leak), people urinating in the hallway, dog poop in the hall which the super didn’t pick up for 4 days…

how is that shady? that’s how a lot of real estate agencies work:
here is the three types of real estate agencies:
Owner managed real estate companies like King David International. They charge a broker fee for their apartments in order to pay their staff.
Real estate agencies that rely on exclusive listings from individual agents: Each agent represents an owner and charges a fee for their apartment. Douglas Elliman, Corcoran mostly do those.
Hybrid real estate agencies that rely on open listings and exclusive individual listings. That’s how most of the big ones like MDNY, Citi Habitats, Bond, etc… work.
The rest of the stuff you said really sucks though. I am sorry they are mistreating tenants. We almost took their loft by the Bridge last summer.

oh and yeah, that’s a stellar price for the Opera House. Expect to pay $1500 if you rent through the management this summer. Prices are going up up up up!
Although, I don’t know if it’s exactly legal. From looking at my lease at the Opera House, subletting is strictly prohibited ;).

I’ve been lucky in my apt searches. In the 19 years I’ve been in NY, I’ve never paid a fee on an apt and I’ve never paid for a credit check. Most of my places have been found through listings directly by the owner. Our current apt was through a realtor but the landlord paid the fee.

I second #4′s friends’ assesment of King David Realty. They are beyond sketchy. I paid them a similar brokers fee, only to have them do nothing for me, and then the management company (who I know has a business relationship with King David Realty) claimed they didn’t work with the company and tried to not rent me the apartment (and of course they would have kept the fee I had already paid). Luckily I called them out on it and got the apartment. Unluckily the building ended up being awful. Hot water was out for about 90% of the winter and the management company would routinely send me notices dated a week before they were postmarked saying i had ten days to respond or risk eviction, always demanding a fee i didn’t owe (i.e. by the time it got to me my time to respond had expired). they also pulled the same stunt when lease renewal time came around and tried to automatically renew my lease without my knowledge or consent, for more money of course, despite my having informed them in writing i intended to move out at the end of the current lease. luckily i threatened legal action and they dropped the whole thing saying it was a misunderstanding and should have never happened (multiple misunderstandings i guess). but i would recommend never working with king david realty or sicherman management or any of the umbrella llc’s that are associated with them.

I forgot to mention that another friend of mine had also given them money and never heard from them again. Same thing happened to another friend of hers. I was warned by her to stay clear of them when I was looking for my new place. This apt was listed through Century 21 so at least I knew it was reputable and wasn’t worried about anyone taking off with my money.

Some of the prices are outrageous – I can’t believe what people are paying out here. My last place was a 4 room rr for $900. Now I have a roommate and we pay $1600 for 3 bedrooms and 1 1/2 bathrooms. And they have real walls, not a frosted glass one where everyone can see your business.

I am a owner of 278 units in williamsburg bushwick area , for the last seven years I dealt with numerous real estate agencies however the highest level of integrity and loyalty I had found at king david international realty. I had found them honest and I always rely on them to do my rentals. I guess pixy had some personal issues

King David Realty are a bunch of scamming slumlords. I would bet a renter’s fee that “Kelly” works for them or has made some of the money they rob from people like me. I don’t even want to bore you with the Looooooooonnnnnngggggg list of crap that they have done to me and the scams they have tried to pull that I didn’t fall for….it’s embarrassing how much I’ve put up with over the years for convenience and good neighbors. These guys are the scum of the earth. Avoid at all costs….
